Why this matters

An Overgrown Block Is a Liability, Not Just an Eyesore

Vacant land in the new estates around Shellharbour, Dapto, Nowra and the Highlands grows fast and gets noticed. Long grass draws complaints from neighbours, fire hazard notices from council, dumped rubbish and snakes — and if you are trying to sell it, buyers see neglect before they see potential.

The owner is usually not nearby. Interstate investors, builders waiting on approvals and agents holding listings all have the same problem: the block needs cutting several times a year and nobody is there to do it.

What we do

Kept Tidy on a Schedule You Never Think About

Broadlands Contracting mows and slashes vacant blocks across the Illawarra, Shoalhaven and Southern Highlands. Small estate lots are mowed with commercial gear for a clean, presentable finish; larger or rougher land is slashed with the tractor and mulching deck. Either way the block is left tidy and the cut material spread, not left in rows.

Most owners put us on a schedule and forget about it. We can send a photo after each visit for your records or the agent’s, respond to council notices quickly when one lands, and do a tidy-up cut before open homes or settlement.

How the job runs

Set Up Once, Then Off Your Mind

Vacant land is the easiest job to forget. We make it the easiest to hand over.

  1. We check the block

Size, slope, access, what is growing and whether there is dumped material or rock to work around. You get a fixed price per cut.

  2. We agree the frequency

Monthly through the growing season, less in winter, or on call when the council or the agent asks. Whatever keeps it compliant without paying for cuts it does not need.

  3. We cut it and let you know

Mowed or slashed, cut material spread, and a photo sent through if you want one. You hear from us, not from the council.

The cost of waiting

Council Notices Are the Expensive Way to Find Out

Leaving a vacant block to grow until someone complains usually means:

  • Fire hazard and overgrowth notices from council, with fines or council-arranged clearing charged back to you
  • Buyers and tenants put off before they have even walked onto the block
  • Rubbish dumping and snakes once the grass is tall enough to hide them
  • A heavy first cut that costs far more than a season of scheduled visits would have

Good Questions — Here's What to Know

I live interstate — can you manage the block without me there?

Yes, that is most of what this service is. We quote from an inspection, run the cuts on a schedule, send a photo after each visit if you want one, and invoice electronically. You never need to be there.

I have received a council notice — how fast can you come?

Call us with the notice and we will fit it in as quickly as our bookings allow, usually within days. Tell us the compliance date on the notice so we can work to it.

Do you mow or slash vacant blocks?

Depends on the block. Small estate lots with reasonable ground get mowed for a neat finish. Larger lots, rough ground or long growth get slashed with the tractor and mulching deck. We will recommend the right one when we look at it.

Can you do a one-off cut before a sale or settlement?

Yes. Agents and vendors book us regularly for a tidy-up before photos, open homes or settlement. One-off cuts are quoted the same way as scheduled ones.
